Pros: Every thing was perfect , Franecsco and Roxan in the front office are very friendly , offered free coffee . The lication is very close to train station and many restaurants , coffee shops and sea side. Franecsco carried the bag through the stairs up to the room which was very clean. Shower provided with clean towels , shampoo and shower gel. Thanks to Appia Hotel Team

Pros: I stayed 3 nights at Appia hotel . As location its 10/10 as it is real center . I arrived to Cannes by train , i walked to the hotel , very close . The owners are so welcoming helpful and generous. The hotel is located in the middle , to the left you have rue D’Antibe .. best shopping place for brands… and to the right you see Cannes outdoor market where you can find beautiful stuff for very little money . The hotel is surrounded with all the nice restaurants and pubs … all on foot . And of course you walk to the beach… maybe 250 m …I will surely go back to Appia hotel next year . Best price for a beautiful stay in Cannes .

A small family hotel with the great location with good service.
Pros: The location was great, walking distance to the sea. The room had air conditioning, and the staff were very friendly.
Cons: Poor insulation increased the noise in the corridor.

Pros: Extremely helpful staff when my TGV was very late, bed was very comfortable. Very clean. Highly recommended, great location.
Cons: On Booking .com the checkout is 10.30hra but at the property it is 1100hrs so maybe change your description on booking.com?

Pros: In a city like Cannes, there is an incredible room #212 where at prices not crazy today, I rested in the city center. 5 minutes from everything (market, station, sea). Excellent wi-fi. Excellent A/C. Excellent bed. Simple and functional flat TV. The very simple hotel (no elevator, no bar/restaurant, but water and coffee) deserves a chance for the tranquility and friendliness at the reception.

Delightful experience at a low rate with comfortable beds and an amazing central location!
Pros: Location was excellent! I stayed as a female solo traveler and I felt very safe walking back to the hotel later at night. It was also very easy to get to/from the train station, the main shopping street, one of the outdoor markets, and grocery stores. I also really liked the bed - I had amazing sleep both nights (which isn’t typical for me in a new place). The front desk attendants were also very kind and helpful! I felt very comfortable here and that meant a lot as I was alone.
Cons: The doors are very thin so you could hear what was going on in the hallways/neighboring rooms but the other guests were very respectful so this didn’t end up being an issue for me. I would recommend headphones if you’re going to call someone or listen to something on your phone later at night so others don’t hear!

Great value, short on features, great proprietors.
Pros: The staff were extremely kind and welcoming. The location was extraordinary considering the price. The overall state of the hotel wasn't bad, but it is certainly not well appointed. The rooms are sparse but utilitarian. The overall size of the room was cozy, but not unexpected, for the price. The hotel was quiet. No real facilities other than the room and coffee in the morning. There were s plenty of shops and cafes within eyeshot, not really a deal breaker. If you are a fancy traveller, not the place for you. This is for a budget conscious compromising type of person.
Cons: It's rather difficult to complain when the value and the proprietors are as transparent and nice. If the place had a reno at some point it would be significantly nicer.
